Our vacation rental cabins and lodges combine the ambiance of the wilderness with all the comforts of home. Ranging in size from a studio, one-bedroom, two-bedroom cabin, to two, three and five bedroom luxury lodges, they all offer seclusion and serenity.
CABINS
Our 15 cabins, nestled in the woods adjacent Early Winters Creek, combine the ambiance of the wilderness with all the comforts of home. The larger cabins have a living area furnished with sofa and dining set. All cabins have bathrooms with showers and wireless internet access.
Five beautifully remodeled Historic Cabins date back to the 1940s with original river-stone fireplaces and classic period furniture. Each has a fully stocked kitchenette with microwave, refrigerator, coffee maker and burners. The larger cabins have small ovens and dishwashers. Eleven Heritage Cabins have fully stocked kitchenettes with microwaves, refrigerators, coffee makers, ovens, dishwashers and additional comforts such as oversized rooms plus irons and ironing boards. In each Heritage Cabin you can cozy up to the wrought iron fireplace or relax on the large deck where Adirondack chairs sit side by side.
LODGES
Five spacious luxury homes, from two to five bedroom, offer all the space you may need for family and friends. Details of each home may be found by following the link to each home.

Rental Agreement Terms and Conditions
- PAYMENTS OF RENTS AND ACCEPTED FORMS OF PAYMENT:
- Renter is defined as the person booking the reservation and guaranteeing the booking and security deposit with a credit card. Owner is the owner of the privately owned cabin or lodge. Agent refers to Freestone Inn acting as the booking agent.
- Rates are per night, per unit, not including tax.
- No reservations are held on a tentative basis. All reservations must be guaranteed with major credit card. All payments must be made by major credit card (Visa, MasterCard, and American Express). Personal checks are not accepted.
- There are no refunds for last minute cancellations, no shows, or early departures.
- DAMAGE DEPOSIT: Renter agrees to be responsible for damages to the premises during the period of occupancy, including damages to the furnishing and household items resulting from the action or inaction of the Renter, excluding normal wear and tear. It is the Renter’s responsibility to report to the office upon arrival any damages found or any repairs required. The amount of the damage deposit is as follows: Cabins - $200, Lodges - $500. The purpose of the damage deposit is to protect the cabin/lodge and contents from malicious or negligent damages and /or dwelling being left abnormally dirty resulting in excessive cleaning costs. Damage deposit may also be applied to any additional or unpaid charges incurred by the Renter during the term of their stay. In addition, Renter agrees to reimburse Owner for any damage expenses incurred in excess of the damage deposit, including collections costs, if necessary, and reasonable attorney’s fees. Damage Deposit is retained via credit card authorization. The units are carefully inspected after each rental. Damage Deposit authorization will be released within 5 days following departure.
- CANCELLATION: Cancellations may be made 14 days or more prior to your arrival date without penalty. Cancellations under 14 days from your arrival forfeit all funds for your rental. All cancellations must be in writing (email or fax). In the event of an emergency cancellation occurring one week or less before check-in date, a verbal cancellation will be accepted by phone, but must be followed up in writing. You may want to consider Trip Insurance. There are no refunds for any reason for cancellations under 14 days. We are not responsible for winter weather conditions. It is the renter’s responsibility to make sure that they have made proper preparation for winter travel. There are no refunds for road/pass closures.
- CHECK-IN TIME: Begins NO EARLIER than 3:00 p.m. We make every effort to ensure that all units are clean and ready for occupancy; however in some instances it may be necessary to delay occupancy until the unit is ready. There are no refunds due to late occupancy. Do not go to the cabin or lodge before 3:00 p.m. Late Arrivals: If you intend to arrive after office hours, please contact us beforehand for special late arrival instructions. Our office hours are 9am to 5pm daily. It is imperative that you bring your confirmation with directions to your unit and lock box information.
- CHECK-OUT TIME: All units must be vacated by 11:00 a.m. on check-out day (NO EXCEPTIONS). An extra day’s rent will be automatically charged on all check-outs past 11:00 a.m. Our cleaning crew requires your timely departure, so that the cabin/lodge can be prepared for the next Renter. Renter is responsible for straightening all furniture, and leaving the unit in good shape. Please be sure you take all of your belongings when you depart, we cannot be responsible for items left in the rental cabin/lodge.
- HOUSEKEEPING: Housekeeping is provided prior to and after your stay, not during your stay. It is the renter’s responsibility to take care of minor housekeeping through the duration of your stay. Renter is also responsible for consumable cleaning supplies i.e.: laundry detergent, fabric softener or dryer sheets, bath soap, shampoo, dish soap, etc.
- UNIT CONDITION: Our cabins and lodges are rented with the understanding that you will leave the property in reasonably the same condition as you found it when you checked in. If the unit has been soiled beyond normal usage or if there is excessive laundry, a minimum housekeeping fee of $100.00, plus $30.00 per hour per person charge will be deducted from your deposit for excessive cleaning.
- RULES AND RENTER OBLIGATIONS
- ACCOMODATIONS AND FURNISHINGS: Each cabin/lodge is privately owned; furnished and equipped for housekeeping, and decorated to the Owner’s taste. Kitchens come stocked with basic cookware and dinnerware for the stated occupancy. Renter is responsible for bringing any special cookware or dinnerware desired. Bedding, linen and towels are provided for the stated occupancy of the cabin/lodge. Renter is responsible for bringing any additional bedding, linen or towels if desired. Please bring your own pool/beach towels.
- GROUPS AND MAXIMUM OCCUPANCY: Responsibility for all charges and liabilities for the vacation rental will be under the name of the person who books the reservation and provides the credit card for guarantee and deposit. The occupancy limit of each accommodation cannot be exceeded. Occupancy count includes children. Undisclosed Renters will result in loss of rental fees, complete forfeiture of security deposit, and all Renters being evicted. Renters that disturb the peace and quiet of neighbors will be evicted with no refund of rental fees and may forfeit a portion or all of security deposit. Quiet hours are between 10:00 p.m. to 8:00 a.m.
- MAINTENANCE & REPAIR: Every reasonable effort is made to keep each property and its equipment in good working order. Renter agrees to notify office upon check in or within 24 hours of any housekeeping complaint or property maintenance issue. Failure to do so precludes any courtesy consideration. Further, if the property is damaged as a result of failure to report a maintenance issue, will be held liable. We will make every effort to take corrective action within a reasonable time. Replacements are not provided. There will be NO REFUND given for inoperable appliances, malfunctioning mechanical systems, and faulty equipment, including HVAC systems. We have the right to reasonably inspect the property during your occupancy and to make repairs to its fixtures, appliances, furnishings, and facilities, during your rental period.
- PETS: Lodges DO NOT allow pets. Some cabins allow no more than 2 household pets. A taxable, non-refundable fee is charged for each pet. Renter is required to disclose pet information at the time of booking and sign a pet agreement on arrival. Pets found on properties not allowing pets is grounds for immediate evection without refund and your damage deposit will be forfeited. Renters must use air tight containers to remove and dispose of all pet droppings. Pets must be on a lease at all times and are not permitted at the lake, pool or hot tub area.
- SMOKING: All units are NON SMOKING - Any signs of smoking indoors will forfeit security deposit, and may incur additional charges.
- TELEPHONES: All cabins/lodges are equipped with a direct dial phone. Local calls are no charge. Long distance phone calls may be made with a calling card or credit card. Cell phone reception is not available on the property.
- AFTER HOURS LOCKOUTS: A service fee of $100.00 is charged for all after hours lockout calls. Service charge will be payable at departure or deducted from your damage deposit.
- LOST KEYS: All keys must be returned to our office or the lock box. Failure to do so will result in a minimum $50.00 recovery fee deducted from your deposit plus locksmith fees if applicable.
- GRILLS: A BBQ grill may be available in your cabin or lodge. Renter is responsible for damages occurring as a result of misuse. Renter is responsible for bringing BBQ briquettes for non-gas units. Please inquire if needed.
- FIREPLACES: Most cabins and lodges feature a gas fireplace or stove. Every reasonable effort is made to ensure these fireplaces are operable. There will be NO REFUND for inoperable fireplaces.
- OWNERS CLOSETS: Locked closets are not available to Renters. The doors are checked after each rental departure. If the doors have been tampered with, your entire damage deposit will be forfeited and/or you will be billed for missing and damaged items.
- In the event that we are unable to deliver said vacation rental property to Renter because of Fire, Act of Nature, or if the property is unavailable because of delay in construction or because of lack of water or sewer, or any other reason beyond our control, Renter agrees that our sole liability as a result of any of these conditions is the full refund of all collected funds.
- Renter shall not be entitled to any refund due to unfavorable weather, mountain pass closures, or disruption of utility service (electricity and cable). Renter agrees to be responsible for any repairs necessary due to their negligence. Renter agrees to indemnify the Owner and his Agent from and against liability for injury to the person of the Renter or to any person on the premises, whether invited or not invited by the Renter, resulting from any cause whatsoever, except only such a personal injury caused by the negligent or intentional acts of the Owner or his Agent.
- Renter acknowledges that the rented lodge/cabin and the surrounding property, pools, lake and any other property amenities are not childproof or pet-proof. The safety of children and/or pets depends on you and your personal supervision to avoid the risk of serious injury and/or death. Renter agrees to assume full responsibility for all risks to any children and/or pets or Renters in the rented home, including without limitation, bodily injury, accident, illness, paralysis, death or loss of personal property to the fullest extent permitted by law, irrespective of any alleged negligence of the Owner or Agent.

POOL SAFETY: Renter agrees to read and comply with all safety posting at the pool and hot tub. Glass is not allowed at our pools. Renters who are found to have glass in the pool or hot tub area, will forfeit their security deposit.
